How to Clean Window Tracks and Sandy Sliding Door Tracks
In San Clemente, window tracks collect more than dust. Beach sand packs into slider tracks, salt leaves a crust, and damp coastal air can turn the corners black with mildew. Here’s how to clean window tracks properly, clear the weep holes, and when it’s worth handing the job off.

What You’ll Need
How do you clean window tracks? Vacuum out the loose sand and dirt, spray the track with warm soapy water or a vinegar mix and let it soak for several minutes, then scrub the corners with a small brush and wipe the track dry. Finish by clearing the weep holes so water can drain. On sliding door tracks, a light silicone spray afterward helps the door glide.
Step by Step: Cleaning Window Tracks
- Take the screen out and open the window or slider all the way so you can reach the whole track.
- Vacuum the loose dirt. Get the sand, dead bugs and leaves out before anything gets wet, or it turns into mud.
- Soak the track. Spray warm soapy water or a vinegar mix along the track and let it sit for 10 to 20 minutes to loosen the grime.
- Scrub the corners. Use a small stiff brush in the grooves. A cloth wrapped around a butter knife reaches the tight corners.
- Wipe it out and dry it. Leftover water in a track just collects dust again.
- Clear the weep holes. Gently push a pipe cleaner or thin wire through the small drain slots at the bottom of the frame, then flush with a little water to make sure it drains outside.
- Lubricate slider tracks. Use a silicone spray, not WD-40, which can attract dirt.
- Put the screen back in the same window it came from, seated properly.

Black Mold and Mildew in Window Tracks
Why it grows. Condensation and rain collect in the track, and when the weep holes are clogged the water just sits. Damp, dark and full of dirt is exactly where mildew grows, and coastal humidity helps it along.
How to clean it. A vinegar mix is usually enough for light mildew in a track. Let it soak, scrub, wipe it out and dry the track completely. Gloves are a good idea.
Keep it from coming back. Clear the weep holes, keep the track dry, and crack the window or run a fan in rooms where windows fog up.
When it keeps returning. If mildew comes back within weeks, water may not be draining at all. That can point to a blocked drain path or a problem in the frame worth having checked.
How Often to Clean Window Tracks
| What | How often | Why |
|---|---|---|
| Window tracks | At least twice a year | Dust and debris build up even on windows you rarely open |
| Weep holes | About every 3 months, more in rainy months | Clogged weep holes let water back up into the track |
| Sliding door tracks near the beach | Whenever sand starts to grind | Sand wears the rollers and makes the door drag |
| Everything at once | With each window cleaning | Clean tracks keep clean glass from getting dirty again |
