Window Cleaning Sea Pointe Estates: Keep Your San Clemente Ocean View Clear

Sea Pointe Estates sits high on the hill in north San Clemente, behind a 24-hour guard gate. Almost every home here was built around a view of the ocean, the Pier, Dana Point Harbor or Catalina Island. Up this high, salt from the ocean breeze lands on all that glass. Here’s how we keep it clear.

Common in Sea Pointe Estates

  • Salt haze on west-facing view glass
  • Floor-to-ceiling windows and big sliders
  • Two-story custom homes
  • Bird droppings baked on by the sun
  • Guard-gate access

What do Sea Pointe Estates windows usually need? The main problem here is salt. Homes sit high on the ridgeline and catch the onshore breeze, so west and southwest-facing glass gets a salty haze fast. Most homes do best with the outside glass cleaned every 6 to 8 weeks. Because the homes are built around the view, the inside glass matters just as much as the outside.

Why Sea Pointe Estates Windows Get Hazy So Fast

Up here, the glass takes more weather than homes down the hill.

Salt Haze on the View Side

Locals used to call this area Hang Glider Hill. Homes sit high enough to catch wide onshore wind, and the west and southwest-facing glass gets the most salt. Over time it turns into a haze that dulls the view of Catalina Island and the harbor, the very view the house was built for.

Salt and Sand Together

The ocean breeze carries fine sand along with the salt. If someone wipes that glass dry, the sand drags across it and leaves fine scratches that never come out. That’s why salty glass has to be wet and loosened first.

Bird Droppings and Hard Water

Bird droppings bake onto glass in the sun and need time to soak before they come off. Rinsing with hard tap water can leave new spots that build into haze, which regular store-bought cleaners won’t remove.

How We Handle Window Cleaning in Sea Pointe Estates

We look at the glass first and tell you what we see. If the haze is surface buildup, it comes off with a proper clean. If the glass is etched from years of salt, some marks may not fully clear, and we’ll tell you that before we start.

We wet the glass and loosen the salt and sand before we clean, so nothing gets dragged across it. Bird droppings get time to soak instead of being scraped. For upper windows we use a water-fed pole that rinses with purified water, so the glass dries without new spots.

Inside Glass Matters Here Too

Many Sea Pointe Estates homes have floor-to-ceiling view windows and big sliders. Inside, we keep floors protected and water off your furniture, and we wipe every pane dry. See interior glass cleaning and ocean-view window cleaning.

About Sea Pointe Estates

Sea Pointe Estates is 259 custom homes on the northeast side of town, east of the freeway near San Clemente Hospital. It started after the original Linda Mar Estates project went bankrupt, and 78 original lot owners built it out themselves. Homes went up from the early 1980s through about 2007.

Custom Homes, Lots of Glass

No two homes look the same. Most are Spanish or Mediterranean style, one or two stories, and many have big view windows, tall glass and skylights. Bigger homes with more glass simply take longer to clean well.

Streets We Cover

We clean homes along Marana, San Remo, Via Pasa, Via Del Tesoro, Calle Agua, Cresta Del Sol, Via Merced and the rest of the community, from the clubhouse and tennis courts to the homes on the highest view lots.

Getting Through the Guard Gate

Sea Pointe Estates has a 24-hour guard gate. Let the gate know to expect us, and tell us if your HOA asks vendors for insurance paperwork or has rules on work hours. Just tell us what’s needed when you call.

Best Time to Clean Windows in Sea Pointe Estates

  • Late spring: before summer, when the marine layer adds salt most mornings
  • Mid to late summer: a quicker pass on the view side
  • Fall: after the Santa Ana winds blow dust onto the glass
  • Before a party, the holidays or a listing: a week or two ahead. See pre-listing window cleaning

What Does Window Cleaning Cost in Sea Pointe Estates?

The price depends on how many windows you have, how much view glass there is, how many stories, and how much salt has built up. Custom homes here vary a lot in size, so a one-story home takes less time than a large two-story home with walls of glass. If any glass needs extra treatment, we’ll tell you before we do it.

Sea Pointe Estates Window Cleaning FAQs

Most homes do best with the outside view glass cleaned every 6 to 8 weeks, because the hilltop catches a lot of salt. Other glass can usually go 2 to 3 months.

Yes. Let the guard gate know to expect us, and tell us if your HOA asks for insurance paperwork or has work-hour rules.

The onshore breeze carries salt up the hill, and it settles on west-facing glass. Morning marine layer moisture keeps adding to it, so the haze builds quickly.

Usually, yes. Surface buildup comes off with a proper clean. Glass that’s been etched for years may not fully clear, and we’ll tell you before we start.

For most Sea Pointe Estates homes, the view is the main reason the house was built. Keeping the glass clear protects that, and regular cleaning stops salt from building up long enough to etch the glass.

Inside and outside glass, screens washed, tracks cleaned and sills wiped down. Skylights, mirrors and shower glass can be added on request.

Yes. We clean large view panels and sliders inside and out, with floors protected and every pane wiped dry.

It can if it’s left long enough. Up on the bluff, salt builds up quickly on the west-facing view glass. Fresh salt film comes off with a proper clean, but film that sits for months can mix with water spots and etch the glass, which may only partly clear. Keeping the view glass on a schedule stops it from getting that far.

Yes. Salt film is a hazy layer that covers the ocean-facing glass. Hard water spots are white dots or drip marks, usually lower down where sprinklers or a hose reach the glass. They’re treated differently, so it helps to know which one you have before anything stronger than a normal clean is used. See hard water stain removal.
